THE OPPORTUNITY

The funds being raised will be used to purchase the property at 119 London Road. The security offered to investors is a first charge on the property, which is being purchased for £320K. Investors will have the choice to exit after the existing residential and commercial units are remortgaged, or to stay until the new build developments are completed.


The Current Project


This raise is for the purchase and refurbishment of the existing property as follows:
1.  Conversion of residential 3 bed/1 bath maisonette to 4 bed /2 bath HMO
2.  Conversion of shop unit to open plan office space with 4 rental pods


The New Build Phase


Investors will have first refusal to fund this phase which will be a follow-on to this project.  Please note that the below is for information only and does not form part of the current project.
1.  Demolition of outbuilding and new build development of a 2 bed / 2 bath detached house on land to rear of property.
2.  Land assembly to secure plots for linked or separate developments at rear of property. 
 A learn and invest option is offered to investors for both phases.


THE TEAM 

Overview

Richard has built up a well-qualified and highly experienced team. At the centre are a Planning Consultant, Architect, Structural Engineer, Quantity Surveyor and the Leader of the Construction Team.  Beyond that, Richard also has a good network contacts with a wide range of skills in the local area, for whenever diverse specialist input is required.


Richard Simmons, Owner



Richard used to be a sports coach, culminating in becoming the chief coach for Sprints in the UK and being part of the British Olympic Association.  Through his consultancy, he also helped the GB bobsleigh team in the 2008 World Olympics in St Moritz.

In 2009, Richard turned his attention to property and set up a property services company as a first step in learning the day to day practicalities of working in and around residential property. Since 2010, he has focused on property investment and development on a small scale basis within the south east region, working with a growing network of investors.

Richard began with small flat and house remodelling and refurbishment projects in Cobham, East Sussex and the Scottish Borders, sourcing the opportunities and then project managing their redevelopment from start to finish. He added value to existing properties, before dressing and staging them for onward sale in the market place.

Complimenting this, Richard also runs the Surrey Property Exchange, a monthly network event in Guildford for property developers, investors and landlords, which he set up from scratch seven years ago, bringing him into contact with large numbers of investors and some very influential and highly experienced presenters. 

He also established the Property Investor Academy with John Cox and David Humphreys several years ago. Since then, they have run a number of bespoke one day workshops in the UK and residential bootcamps abroad, to educate and guide investors on key aspects within property.

Mark is the owner of Marben Construction, an experienced local building & construction company, established in 2004. The company undertakes a wide range of projects from small property refurbishments, to conversions and new build properties, with a skilled team of staff, covering numerous trades with decades of experience.

James Hutchison, Planning Consultant at Corbil Estates


James is a chartered town planner with many years of experience working within local planning authorities and in planning consultancy across London and the South-East. He is the director of Corbil Estates & Planning Ltd, which specialises in town planning, providing site feasibility appraisals and the submission and negotiation of planning applications and appeals. 

Andre Wattley,  Quantity Surveyor at Greystoke Projects


Andre is the managing director of Greystoke Projects Ltd, a property development company that offers construction consultancy and project management to residential developers and private investors. Andre started his career 11 years ago, forming Greystoke Projects Ltd in 2015

Michael Hall, Architect

Michael set up his architectural design practice in Bexhill in 1978. Michael D Hall Building Design Services has been involved in a wide range of projects for a diverse client base. Michael has taken on commissions for companies such as Persimmon Homes, River Oaks Limited and Amey Homes as well as hundreds of private clients. 

Roger Bunney, Structural Engineer 

Roger is a director of EAR Sheppard, having joined the company in 1974. EAR Sheppard was set up in 1962 and focused on highway construction and drainage works and then expanded to incorporate a broader range of civil and structural engineering disciplines.

Allan Wiseman, Civil Engineer

Allan began his working life as a professional musician, before graduating as a first class Civil and Structural Engineer from London South Bank University.He worked for Black and Veatch in Redhill for 7 years, prior to starting with EAR Sheppard in 2013.
