Summary:  Development of four high quality family houses

Investment Type:  Loan (IF ISA applicable) 
Raise Amount: £200,000 (min) - £250,000 (max)
Interest payment: 9% per annum pro rata  
Interest payment terms:   Paid at the end of the project term
Projected loan start date: 15th January 2018 
Loan term: For up to 9 months repayable on sale. There is an option to repay this project early after 6 months.

The developer has purchased the Tram Yard which was a tired and run down collection of dilapidated buildings. The Sidings development is taking what was the Tram Yard and creating four beautiful quality detached family homes with private parking on good sized plots.

The Sidings is 500 metres from Ossett Town centre with outstanding schools and attractions. It’s a great area for families with great private and public transport links. 
With close proximity to the M1 and M62, Ossett is a great commuter town to large cities such as Leeds, Sheffield, Manchester etc.  Due to this, the market is strong in Ossett currently.  


  • The security offered is a first legal charge to Lenders over the property / properties.  
  • The loan to value is approximately 42% at point of drawdown.  Based upon the projected sale values, this will reduce to 22.5% when the project completes. 
  • The sale of the first unit should generate sufficient funds to cover the loan.  It is the intention of the borrower to pay back investors with the proceeds of the first property sale.

As M.D. of M&H Development Properties, Matt will strictly manage overall project responsibilities including financials / budgets, material sourcing / management, legal / contractual aspects and sales / marketing.
  Matt Taylor created M&H Developments in March 2013 to further develop property. 

Matt is a business owner and entrepreneur. He is now managing a portfolio of 4 “Buy to Let” properties (currently in “personal portfolio”) which is set to increase to 5/6 by mid of 2018, 1 development property (residential) completed and sold early/mid 2017 [via M&H P D Ltd.], and 1 development property (commercial) for demolition and conversion to residential (4 x New Builds) for completion and sale early-mid 2018 [via M&H D P Ltd.]. Projected sales turnover of approx. £1.5m and net profit (before tax) of approx. £300,000 by end of FY 2017/2018.  2018 sees a current pipeline of projects for M&H Developments with an estimated GDV in excess of £3m.


As Site and Project Manager, Jamie has day-to-day responsibility on site including all contractor/labour aspects, health and safety, quality (including building control and 10 year building warranty requirements), material / contractor scheduling etc. As an equity partner, Jamie is incentivised to ensure that the project is brought in both on time and within budget. 

Jamie is an experienced Property Developer, Project Manager and fully qualified Electrician (2330) with 20+ years’ experience working in the Construction Industry, Building and Electrical Installations. Equally able to contribute considerably to a professional team environment or operate independently in remote parts of the world without supervision. He has good management and supervisory skills, record keeping and project leadership across the whole range of construction activities with particular expertise in commercial, retail and residential developments, property refurbishment and historic restoration projects and numerous commercial new builds.

Jamie has worked on projects in Ireland, Gibraltar, India and the Himalayas.


Tim has acted as a primary project consultant during the pre-construction phase, and is on hand to provide further consultancy if/when required during the project construction phase. 

Tim is a Chartered Building Engineer and Consultant Engineering Geologist. With 25+ year post-graduate construction site experience, he is highly versatile and works with high ethical standards, excellent analytical, numerical & commercial skills and a proven track record of providing technical solutions across a wide range of construction disciplines. 

Tim is a highly experienced property developer in his own right. He specialises in construction, civil engineering, pipelines, tunnelling, wet infrastructure, residential & commercial building works, foundations,high-rise construction, listed buildings, property development, desalination projects, marine works, piling, ground works – for water supply, sewerage treatment, mass transit, electricity and oil & gas distribution.  


Working closely with Matt and the team, Helena specifically enjoys both the "front end" (property sourcing and site/unit design) and the "back end” (interior design and handover). As both a crucial and valued member of the team she helps to ensure that the M&H Brand delivers every time. With a keen eye for detail she makes sure everything is “just right” for the new homeowners.
